Nun's Island: Pointe-Nord Neighborhood Completes Its Evolution

The Pointe-Nord neighborhood on Nun's Island is set to conclude over 15 years of development with the launch of Evolo Flex, its sixth and final residential tower.

For the first time in this sector, the developer Proment is focusing on rental units for its 314 luxury apartments.

This shift, driven by the need for flexibility and the surge in condo prices, offers a new housing option in an area where the median price has increased by 34% in five years.

Valued at over $150 million, Evolo Flex is expected to welcome its first tenants in the summer of 2027, solidifying the neighborhood's reputation as a progressive, LEED-certified living environment strategically located near the REM.


Evolo Flex: at the Heart of Pointe-Nord's Final Phase

The groundbreaking ceremony for Evolo Flex marks a key moment in Montreal's urban development history.


This sixth and final tower completes the Pointe-Nord Neighborhood on Nun's Island, a Corporation Proment project that has shaped the face of this sector for over 15 years.

 What is notable about this conclusion is the developer's decision to dedicate the 27-story building entirely to rental units, contrasting with the five previous towers focused on condominiums.

 

Meeting the Demand for Flexibility

According to Ilan Gewurz, President of Proment, this decision is a direct response to the evolving residential market and a growing need for "flexibility," particularly for younger generations and families. In a context where the median price of condominiums on Nun's Island reached $694,000 in the third quarter of 2025 (a 34% increase over five years), renting is emerging as a more accessible option.

 

Evolo Flex will offer 314 luxury units, ranging from studios to three-bedroom apartments. Rental prices are estimated to be between $3.00 and $3.20 per square foot.


Concretely, this means a 475-square-foot studio could rent for between $1,425 and $1,520 per month, while a large three-bedroom unit could reach $4,144.


The demand for this type of product has been confirmed by the many owners in the existing towers who currently rent out their units.

 

Timeline and Investment

The Evolo Flex project represents an estimated investment of over $150 million.


General contractor Pomerleau, a long-standing partner of Proment, has been retained for the construction.


 Potential residents will be able to start leasing units in the year preceding the delivery, which is scheduled for summer 2027.

 

A Connected and Sustainable Urban Model

Evolo Flex boasts a prime location: it is the closest tower in the residential complex to the Nun's Island station of the Réseau express métropolitain (REM).


In the spirit of the vision of the late Samuel Gewurz, Proment's founder, the Pointe-Nord Neighborhood has obtained the prestigious LEED environmental certification.


This certification ensures, among other things, vegetated roofs on indoor parking areas and the use of recycled materials for street furniture, firmly rooting the neighborhood in the principles of sustainable urban planning.

 

With approximately 1,700 housing units and 2,600 residents, and a total value of over $850 million, the Pointe-Nord Neighborhood stands as a significant success for Montreal, offering a high-quality, progressive living environment adapted to contemporary economic and environmental realities.
