Located in the heart of downtown, this iconic site—once home to the city’s intercity bus terminal—will soon welcome a towering 25-story residential building.
The project, led by developer Mondev and the non-profit UTILE, aims to deliver more than 1200 housing units, addressing the growing demand for housing in the city.
Originally proposed as a 20-story building with 1030 units, the project has been revised upward.
According to documents from Ville-Marie’s urban planning advisory committee, the new design will range from 13 to 25 stories.
The committee has approved the project, subject to certain conditions to ensure it integrates well with the surrounding urban fabric.
Although the city administration had suggested a construction start as early as summer 2025, the developers believe work won’t begin until 2027 or 2028.
This initiative reflects a broader trend in Montreal, where many real estate projects are being scaled up before breaking ground.
